Inception

Outline Proposals

  • Review Client's revised brief;
  • Prepare initial cost plan;
  • Prepare budget cost;
  • Review procurement strategy;
  • Advise on Form of Contract;
  • Advise on requirements for Warranties & Bonds;
  • Advise on capital allowances, VAT etc.

Scheme Design

  • Review budget costs in line with design development;
  • Report on variances in cost & advise on possible courses of action;
  • Challenge costs & promote value engineering at an early stage;
  • Prepare final estimate for Client budget approval;
  • Produce indicative cashflow.

Detail Design

  • Prepare detailed elemental cost plan;
  • Provide cost advice on alternative construction methods or specifications;
  • Review design against cost plan;
  • Propose early warning systems for variations to cost plan.

Tender Document Preparation

  • Prepare tender documentation;
  • Advise on contractor tender list;
  • Issue tender documentation;
  • Produce pre-tender estimate;
  • Analyse tender returns & produce tender report detailing recommendations;
  • Advise on options for value engineering & reissue tender documents if required to achieve Client budget;
  • Prepare Contract documentation for signature;
  • Attend pre-contract meeting;
  • Review contractors insurance cover;
  • Issue instructions to contractor to commence work.

On Site Operations

  • Prepare interim valuations & issue recommendations to the Architect;
  • Attend site & design team meetings;
  • Value variations & advise Client & design team;
  • Prepare cost reports incorporating variations to contract & advise on financial position;
  • Measure & value approximate & provisional sums.

Completion

  • Prepare valuations including release of retentions;
  • Prepare & agree final account with contractor;
  • Advise on claims & represent client in any matters referred to adjudication.

Post Completion

  • Attend review meetings.
